Moving to Chennai in October 2012

Hello Everyone,
My name is Mitul and I am currently living in the US. I have a job offer in hand and will be moving to Chennai sometime in October 2012. The dates have to be finalized but I wanted to start preparing ahead and the first step would be looking for a rental home.

I am currently living in a Condominium in the US which is like a row house but a part of a community / association. I am looking for something very similar in Chennai. I do not have any location preference at this point, but would not mind living in the suburbs. My first reaction is to look for villas (because we really do not want to live in a high-rise apartment). I am looking for a 3-4 bedroom villa in a gated community approximately 2000 sf (carpet area).

Below are some basic questions that I am hoping to get an answer for

1) Can someone please help me pick top 5 areas with Villas to live in Chennai?
2) My approximate price range could range from Rs.30,000 to Rs. 75,000 per month, is that a sensible price range?
3) Luxuries would be nice, but I am really looking for basics. 24 /7 Water, 24/7 hour electricity w/ back-up, security, some greenery and a few amenities, if possible.

If you are coming to work here, I think it would help if you told the area of your work place. I'm afraid I don't know much about property prices/rentals these days --- but they have been pretty much on the rise for some years.

Well first off what you describe sounds more like a townhouse than a condo. A condo is like an apartment from what I know. Anyways semantics aside, not sure if you maybe able to find the exact same kind of thing in Madras and you may have to adapt.

If you want all the 24/7 water, electricity etc you need to go with a high end apartment complex in Madras which are the most common type of accomodation apart from independent homes. I am not sure what exactly qualifies for a row house but the ones that fit that description, you might find in the ECR area and maybe Tiruvanmiyur in the new developments. Not sure about the others. But like I said if you want all the community feel and amenities and power backup etc, try the flats which are similar to condos.

As for your budget, I'd say it is light for some areas of Madras where 30K may not go very far considering your elaborate wishlist. 75K (which is your high end)..uhmm maybe you can get some bang for thee buck for that in almost all areas of Chennai.

Like the previous poster mentioned, it would help to know where you'd be working depending on which people maybe able to suggest areas.

Just keep in mind that you may not get everything you want in Madras and you may have to settle for something close or in the ballpark. And your budget, while decent, is not big enough for certain areas of Madras with the kind of amenities you are looking for. You'll have to make a trade off between the area and the needs at that budget, atleast the low side of it. 75K might get you some decent mileage.

Well, first is coming Boat Club area in Alwarpet. What I seen recently - a villa for 4 lakhs per month.

For localities like Besant Nagar, 75K will be enough for furnished 3BR bungalow, not sure about a villa.

Whatever else will be inside the range.

You can get a 3 bdrm flat maybe even 4 bdrm in both Boat club Rd and Poes Gdn for around 100-150K a month. 4 lacs or 400K will get you a nice mansion in both places.

My Top 5 places in Chennai

Poes Garden, Boat Club Rd, Alwarpet (in and around Park Sheraton which would be like TTK Rd, Chamiers Rd and St Marys Rd), Nungambakkam along the Nungambakkam high Rd corridor and perhaps RA Puram area close to the Adyar Estuary.

I suggest,
Get Pent house (3 rooms + open terrace -> Garden furnished )for rent @ Ceebros Shyamala Gardens, near Vadapalani. The houses are well built, 24hrs Water, 24 hours power backup (battery alternate), full security, superb maintanence and all for you will get 30k to 40k.
