Buying Land in Uttarakhand

Hi, if anyone knows of a good agent who is helps in selling land in Nainital District, Uttarakhand then please let me know.
I am planning on buying land. Also I am still very confused on how much land can I buy since I am not from the state, nor I have anyone in my immediate family who belongs from there?

Hi bluginger, as non domicile Uttarakhand you can but upto 1.25 nalli. One nalli = 36 feet x 60 feet = 2160 square feet.

Thank you for the above information. Im going to Uttarakhand(mukhteshwar,sitla, almora, and other places) to check out land to buy. I m going there by my own vehicle and planning to stay there for at least 15 days. Can any once give me some more information or would any one like to join me in this hunt?

I have family in Dehradun so bought some on that side. But some friends have bought on Ranikhet side as well, which we visited last August. 2160 sqft is 240 sq yds, I am not sure but I think the figure is 300 sqyds (will clarify that and come back). There are developers near Ranikhet offering ready houses on cut plots, 20-25 lakh for 2 bed and 30-35 lakh for 3 bed - info available on internet. I believe plain plots are available for 8-10 lakh. The trick is to buy something with face into a valley so that your view will never get blocked.

Off Mussorie-Dhanaulti road (will be connected to Ddun by road soon), one can get farmland for as low as 4-8 lakh per bigha (900 sq yd - so equivalent of 3 plots). Developed good plots in better locations may cost 8-10 lakh. It is highly variable as some parts are simply not traded commercially - if you will be an outside owner, better to pay more and go with a developed plot / house which will be secure as in a village you cannot protect your land if you never turn up there for years.

As per present rules, non residents of Uttarakhand can buy upto 500 Mtrs of residential land.

could anyone please give me some information about the land in Sitlakhet. I just had been to Mukteshwar for the same but unfortunately I didn't get much positive results. So, now am planning to have land in Sitlakhet.

Please give me suggestions about rates and locations.
