We all have dreams. Some dreams materialize, some do not. In my case, most of my dream did not come true, but still I dream a lot, even at this age. It is nice to see that dreams of some of our friends are coming true! It is wonderful feeling. All the best.

Asishdas, please don't feel bad about your dreams not coming true, in my case in the last four months its my nightmares that are coming true. I am not joking, I would be glad to have a normal life.

Dear IMs

I and few of my friends have plan to buy a plot (for each one of us, one nali) in a gated community in or around (max 30-40 kms ) of Bhimtal.
http://www.oakridgehomes.in/ is one such project shortlisted. There are many other Mountain brook, Riverside Shubham, Indus, Shikhar. We are planning a visit in Mid Aug from Delhi/NCr. We plan to construct small cottage for each one of us shared for our famililes and friends and intend to use the same more aggressively post 60s (retired or not). Looking for following:

1. Any suggestion /information about gated projects with affordable price in these areas from reputed individuals/builders with height of not less than 6000 MSL

2. Any one keen to join the trip

6000MSL is too high for me, but I can live at 6000ft

Anyway, my query was:

1) what is your group's budget per household?
2) And by what time are you planning to make the transaction and start construction?
3) Size of group?

My parents might be interested.

An outsider can only acquire One Nali & four mutthi of land (sixteen muthis make a Nali) and the approximate area would be around 300 Sq. Yards. However, in the hills the land is never a plain, but usually on the incline and therefore, the actual dimensions come out only after you cut through the incline and open up your plot. The cost of land depends upon the area you choose to build, like in Bhimtal, it appears like mini-Dwarka sub-city of Delhi with multi-storied flats all around and cottages sitting one on top of another on the hill side, the cost here is around what you pay in Delhi or its vicinity. However, if you go higher up in the hills away from popular destinations, the cost decreases and in case it is away from the main road, it comes down manifold. In hills, while selecting a piece of land, you should consider the following (all on top priority) - 1) Distance from the main motorable road; 2) Availability of water and 3) accessibility with neighbourhood, later in order of priority would be your shopping/banks/medical aid etc. The cost of construction is totally dependent upon the accessibility of the place from the nearest main market head, as cost of deployment of goods is a major factor that adds up to the cost. Therefore, no one can actually give you a quote regarding price etc. without actually knowing the locality of the intended plot.
I never faced any problem with any authority, as I acquired the plot through a property dealer - known through some personal common friend, who arranged for all the paper work etc. and being in a rural area, no permission for construction is required, as the land use is for construction only.
