What can I buy on the beaches for 5 Lacs
Dear IMers,
While I start this new thread, here is the result for a similar I started four and half years back while looking for a land in himalayas. I was dreaming and this forum helped me get a land in the himalayas. What can I buy in the hills for 5 lakhs? Now I am dreaming to get a land for myself in one of the beachside in India. The idea is again to get something within 5 Lacs (The recession hasnt helped me increase my spending limits ).I understand that the places in Touristy Goa would be very expensive. I am looking for lesser known beaches in Goa state though I dont mind looking for land in beautiful beaches at the neighbouring karnataka and Maharashtra close to Goa. Any pointers on the same would be appreciated. BTW are there any restrictions of non-Goan Indians buying a landing in Goa? Any info of the local rules and regulataions would help.

These are few of the places I have in mind:
1. Murudeshwar beach in Karnataka 2. Northern goa beaches bordering maharashtra: Aramol, Kalacha, Morgim 3. South Goa beaches bordering Karnakata: Galgibaga, Patnam, Butterfly beach. |

Adding some food for thought:
There is less visited road from the touristy Colva beach to the paloleum beach in South Goa. This road is along the ghat section and borders the coastline of Goa. There are small vilages/beaches on this road and there are places where the cliff overlooks the sea. I feel there should be land avilable in those places and that too at a cheap price. Thats where I would like to put my 5 lacs. Imagine, a house on a cliff overlooking the sea and a small beach below it. Hmm.. Day Dreaming ![]() Last edited by jyotipg : Sep 14th, 2009 at 15:25. You will not get anything close to the sea in Goa for 5 lacs. Beachfront land all across the world has always and continues to command a premium. Hilly terrain on the other hand has always been cheaper.

you know even i am looking for such property in or around gos and posted a thread but the land prices on beaches seems to be really expensive.. i have same requirement but can go upto 10 lakhs so hopefully we can be guided through your thread...

"In 1981, a letter from the Prime Minister Mrs. Indira Gandhi to the Chief Ministers of coastal states directed that, owing to their aesthetic and environmental value, beaches had to be kept clear of all activities up to 500 m from the highest water line. Subsequently, the Ministry of Environment and Forests (MoEF) enacted the CRZ notification5 issued under the Environment Protection Act of 1986." Not sure if this is followed. If you have visited the Kovalam beach, the hotel/resorts/shops are right there on the beach, hardly 50m from the high tide level. |

The way the law is at present, all permanent structures like the ones in Kovalam which existed prior to 1991 were allowed to stand. Anything built after 1991 is allowed to exist only if it is a temporary structure like the beach huts and shacks in Goa which are erected on the beach in October and taken down in May every year.

I remember speaking to one of the locals during my cycling trip to Goa last April. The general guidance on the prices was that its less than 8 lacs for a piece of land which was around 4000 sqft.

i like your idea if we get a small house in the local village on or close to beach but big question how do we find it.. estate agents are never interested in such small deals..

Spend time in one the areas where you want to spend time. Meet the locals and fins out about the land available for sale in those areas. This would help you get a good price on the land.

goa - ppffftttt... the arabian sea is at her best on this konkan strip... absolutely awefrickinsome. uncluttered stretches of beach - still a tad undiscovered. the catch being - most is agricultural land and hence "unavailable". be wary of documents that're produced. verify legitimacy of buying land just to build a homestead. quaint lil town... truly rustic. well connected by rail and road. :brishti |
