now you can check your mutation (technically called as DAKHIL KHARIJ)on uttranchal gov web site .contact patwari of that area he is the only one to guide you .please remember you became legitimate
owner of land only after your name enter in khatauni and please collect your certified computer copy from local tehsil where your sale deed is registered.

there are certain rules to buy land in uttrakhand .you should belongs to uttrakhand if not then you must have same agriculture land registered in your name in state prior to year 2003 ( plese check ) .
if don't qualify then you can buy only upto 2400 squire feet of land outside municipal boundary .i.e in agricultural area or in villages that land what you bought will be mention in mutation as vishesh shreni (spl class) and require permission from district collecter at the time you tries to sell again it any body .

Things can get complicated - so a point wise reply

1. Yes, in one khata number (khatauni - in local parlance) there can be 'n' number of holders depending upon the respective areas. So it is ok.

2. What mutation copy you will get from court also appears like a photocopy so there is really no difference - may be one can get it notarised or something? not sure of that.

3.Another direct way to check your name in the khatuani is - follow the link copied below and select the correct District/Tehsil as in the registry you may have got.

4. The registered land use is also mentioned in the khatauni. If it is "special"(Vishesh) then it probably indicates that the land has been bought under the ceiling rule of 250 sqmtrs for "outsiders" ie. is meant for residence only.

Building bye-laws are under Housing department. And others? only some bureaucrats must know - but they should be there.
One request folks, please research as time permits and post anything useful here. I lost patience with my slow internet in Bhimtal using an USB dongle and other better activities.
