What can I buy in the hills for 5 lakhs?

I have long dreamt to settle down in the hills..
And after a few visits to uttaranchal, I know that the place I would like to stay when I retire.
but i am not a rich guy.. At the moment I can spare just 5 lacs to buy a small peice of land, house or whetever.
What can I expect my small budget to buy me in the hills?? A good house on a remote village or a few acres of land in the hills??

Any pointers to it would be really helpful.

Go for A good house on a remote village. Keep a couple of cottage (ok, rooms) reserved for IMers and other travelers interested in off beaten track.
Ha ha….. think about it, it is not a bad idea!!!!

While trekking the Himalayas, I came across lovely and breath taking place - Sonapani - near Garh Mukteshwar in Kumaon Hills. I understand a group of professionals have joined hands together to create "Himalayan Village". You may like to touch base with them. some developers have got their act together in acquiring land and constructing small cottages around Garh Mukteshwar. Much depends on where do you wish to locate...

Settling in Uttranchal .. even my dream too.... after retirement.. <sigh>
I think in 5 lacs you can get a decent piece of land but it will be away from the road which is not so bad coz every time you want to go to your cottage you have to do a small trek

Looks like settling in uttaranchal may be the dream for many of us...

Would anyone suggest any beautiful remote village that one has visited. Also how can I do a land dealing in uttarachal?? Is it allowed by law for a non-uttaranchali to buy land there??

Can I expect 3 -4 acres of land in a remore area within my budget??

I think buying land in hill stations work on different parameters. In spite of solitude one may still have to look for proper accessibility to nearest road head or town of modern supplies. And this factor alone can swing the land prises in hills rather very dramatically.

I don’t know about Kumaon or Garhwhal where state outsiders are allowed to buy land. But Himachal won’t allow any non himachali bonafide resident to buy lands. But am told there are ways to circumvent this issue and believe them to be so. I prefer shimla dist if I ever hv to buy land for a small cottage in hills.

Let me confess at the beginning that I too have such a fantasy of "settling down" in the uttaranchal Himalayas.
Then the next thought that pops up is the location. I think the ideal place should be easily reached from the plains and 'equi-distant' from both Kumaon and Garhwal. IMHO Ranikhet is better suited for this. What do you think?
Yes, Gwaldam is also nice place relatively from the tourist crowds of Ranikhet. Karn Prayag is only 2 hours away and Bageswar just an hour's drive. Cost of the land is also less comared to Ranikhet, I guess. But to reach that place from the plains, it takes quite a bit of time.

What do you think is the best place?

Everyone going to the Himalayas has this dream....

The accessible places are pretty expensive. For Rs 500,000 you can set up a home in an inaccessible place.... say around two hours trekking from the road point... in some places you might have to marry a local girl to be a landowner... this is how some foreigners have done it in the Manikaran valley.

its a nice idea . but.........I think buying land in the hill states is difficlut if you are a non resident of the state . A non- resident can't buy land in HP or J&K similarly I think that is the case with Utarancahal , Sikkim and ither hill states. check it good luck

Thank you all for your opinions..

I like Rajkumar's idea of seeking a place near gwaldam..

I got some quotes from a real estate agent yesterday...

1. Land adjacent to Lake in Bhimtal (3 lacs/nali)
2. Land in Meharsaab on Bhowali road (5 lacs/nali).
Looks like the option #2 is hot among the delhiities and lots of properties are coming up there..

Nali = 2160 sq. ft.

Keep posting if you come across more info..

Hiya..

J, like you I too am planning to buy my dream place. My parents have a place close to MehraGaon and I can tell you the land price there is around 2 lacs per nali.
I am back home in October and will be hunting for the right spot.. about three hours away from Kathgodam station if I find some place nice --I will post it here and let you know.
I am dedicating just 15 days the search-- but I hope I can find something... All the best to you in your search..

2 lacs/nali looks too good compared to the quotes given to me by the real estate guy..

Find a big site.. may be other IMers might be interested..
