The water situation in the land I saw in Chaukota was bad. That is why I dropped the idea of buying it from Mr. Bawa. He promised to get me water supply through the pipes from a stream that flows down few hundred feets below the property. I was convinced. Then vinayverma visited that area and advised me to keep away from it as the pipe may pass through several private properties and getting a constant supply would depend on the mood of the owners of those private properties and also on the mood of the mountain gods which keep the small stream running. .
I dint wanted a water problem when I move in there at my old age.

Make a well informed decision before you buy the land. There are lot of places even in leti bunga where there is no water supply.

Mobile: bsnl, hutch and idea work there.

land in chakota

thank you JP, you seem fairly well versed with the surrounding area, and it is a big help to be armed with information before we take the plunge.
we will be up there for the first time on the 12th. july to purchase a plot from mr bawa, if we like it. yes, the price is very steep compared with the surrounding area prices.
anyway, we will be meeting up with raj who has a plot in letibunga.
what is the orchard area like?

mr bawa says this plot is boardered by the forest on one side; the mountains on the other and the ridge on the third; the fourth village cultivated land.
have you seen this plot - admeasuring 500sq.yds? of which we will be purchasing 300sq.yds.

I dont remember the exact features of the land now. I was interested in it 2 years back. that land had forest land on one side(road side) and mountains on the other side. I dont rememeber properly if there was a ridge on the third side.

Anyways, all the best for your trip on 12th. Check out some land with this guy called Gopal(9411431802). He had helped me buy a land in that area and was a good experience dealing with him. See if he can help you out.
Also check with Ganesh(9411376196).

If this is the same plot that we are talking about, then mr bawa has not been able to sell it.
I will most definately contact Ganesh; This will be for Letibunga is it? or will he be able to help for land in Chokata as well?

Ganesh is local to the area and might be able to help you with land in Chaukota also. He has some land for sale in Leti bunga anyways. Check with him if he has some land in Sundarkhal area also.

Hi,

I was at Mukteshwar over the last weekend with the same mission as yours. I did see Mr. Bawa's land and other lands offered. Personally I had a feeling that those are isolated chunks of land where everything has to taken care of my the owner. Since it is primarly going to be vacation home to be used only maybe for a maximum of one month in a year a independent unit may not fit the bill. Maintenance and upkeep will be a constant headache. So we finally decided to narrow down in a community living. Right opposite Trishul Orchard a 30 plotted area is being developed Delhi architechs known as Kumaoni village. It seemed nice. Price was slightly steep. But it had peace of mind. Still have to decide. Do check that out also. Write to me if you want further details.

thank you manish for your advice. we were to have visited on the 12th. July, however it will have to wait for a week. could you give me more info on Kumaoni village, it sounds interesting, and i do agree with you community living is definately 'peace of mind'; however, we will still check out mr bawa's piece of property as well. could you give me contact phone and names, price etc; the name of the area.
