Hi styler could you let us know how you got the information for land size as im married localy and these are the measuments given to me by the budwari when I purchased my land .And the reason its measured in feet is they use a chain that is 20 feet long one man at one end the other the other end if your correct I have been cheated out of land so please could you confirm these measuments for me thanks Kullu Gang.

Hi,

I am pretty sure about this. A close friend owns a Hotel in Vashist with about 20 rooms and a parking for about 10-12 Cars. His entire hotel + parking is in 8-9 Biswas. You can be sure that it can not be 8X20=160sq feet.

Please ask any learned person in that region and he will be able to confirm that 1 Biswa is about 100 sq yards. I am sure that 1 Bigha is around 2000 sq yards. My friend's hotel is in 8 biswas or 800 sq yards.

I think you are totally confused.
I think most probabaly the rate you are talking about is 20 Lakhs for 12 Biswas or 0.6 Bigha. This is roughly 1200 sq yards and is a realistic rate. The rate of land around manali these days is around Rs 2 Lakhs per Biswa, or Rs 2 Lacks per 100 sq yards.

Hi Styler Just to let you understand I actually live in Kullu my father in law owns about 50 bhiga here and he said your calculations are wrong he has been a Zaminder for 40 years now as for confused I went with my father in law to a vilage in lugg valley kullu that had 12 bhiga for 20 lakh we went we saw we declined in kullu the rate is totally different my friend has just bought 15 bishwa in Dhalpur for 15 lakh per bishwa in Gandi Nagger it is 4 lakh per Bishwa Mohal and Shamsi is the same.I looked at a plot in Lugg Valley on the road which was 15 lakh for 6 bhiga and a wooden house and a lentil building that was two stories in the last 18 months me and my family that have lived in the area all of there lives have looked at over 25 plots now cheaked certain ones we like with the budwari including the 12 bhiga plot that had on the paper 12 bhiga.Manali is very expensive the side valleys away from Manali are a lot cheaper over looking kullu town a little upside land is selling for 25-40 thousand a bhiswa if you are interested in any I can take you there to look let us know.

I have dealt with Happy Singh Bawa two years back. That time he was selling a 600 yard land in Chaukota (Next to Trishul Resort) for 5.4 lacs. Is he selling you a piece of land in the same property?

The place is good. The views from this land are great if you get a plot near the road. On the lower side of the property, the snowview would be minimal.

Hi Styler went to the land registry with a friend of mine in kullu and they confirm that 1 bhiswa is 15 ft x 23 ft as for being confused I think I know what 12 bhiga looks like compared to 12 bhiswa cheers

So you know 1 Biswa is surely not 20sq ft
According to what you found out 1 Biswa = 345 sq ft
And hence 1 Bigha = 20 Biswa = 6900 sq ft
This is surely much more than 1 Bigha = 400 sq feet according to what you mentioned to nick.

Hi again styler my apoligies Ive just looked at my original post and it does say 1 bhiswa = 20 ft2 I dont know what I was thinking as I suppose to have put 1 bhiswa = 20 ft2 x 20ft2 = 400 ft2 so know I can see why you where correcting me at least I found out the proper measument that is 375 ft2 sorry again....

how is the water and power situation in Chokata, mukteshwar? how expensive is it per unit; is it easy to get a connection for water, electricity and telephone

Water is always a problem in the hills, and so is electricity. I know people who don't have a water connection, recycle rain water and get tankers

Electricity connections are not a problem, costs get higher if you are away from the main concentrations of dwellings.

Phone, no idea how difficult a connection is. Mobile phones work fine.

i am not sure of the exact location, but will know on the 12th.july when we visit mukteshwar.

do you have a plot somewhere around?
the water part sounds scary.
mobile phones - which connections - airtel?
what about internet?

do you live in Kumaon?

No I don't live there, though have a lot of family from Delhi who spend a few months each year both in Mukhteshwar and Kausani, amongst others.

Airtel will work fine in Mukhteshwar. For wider coverage in that area, MTNL/BSNL is better.

For long term dwellers, there are creative and unconventional (and more expensive to install) options to power and water, if it is becomes problem.


PS: Don't forget sewage.
