Thanks Himalayas..
I am familiar with Auli and spent a wonderful week in Auli last year.. The only problem with joshmath/Auli is the distance from the railheads/plains.. It takes one full day to reach the nearest town in the foothills.. On the other hand lots of places in kumaon are at a comfortable 2 -3 hours drive from the plains.. I have sent message to your friend.. and hope to hear from him.. JP

500 yards? Do you mean Square yards? Needs to be a measure of area.
I'm not nit-picking just thinking: that could be, say, 500 yards frontage...

As asked by Hippie_at_heart, can an outsider (not a domocile of the state) buy a property in Uttranchal and Himachal?
I think there are issues with that, I know a friend living in Manali from last 10 years and is waiting to get his domocile papers cleared so that he can buy a house there. I heard the same from people in Uttranchal. The work around is either 100years lease or buy it in a company/NGO's name.

outsiders buying
if you read the link in my message yesterday, it seems outsiders can buy in uttaranchal.
however, there may be issues with tribal/non tribal land and other permissions required by the powers that be. uttaranchal seems to be more open to outsiders buying than himachal. |

The developer of the land I hace mentioned says that 500 sq. yard of land is the max limit for land purachse by an outsider in Uttaranchal.
And for those planning to buy land near bhowali, it looks like the whole area till ramgarh is a notified area and to make a construction, you need to take permission from 8 deptt of Uttaranchal Govt. |

but 7km from mukhteshwar may be outside the bhowali-ramgarh zone!

Right.. it outside the bhowali-ramgarh zone... and that waives the need of getting approvals from 8 deppt to do any construction..
I have been told of people doing construction in Bhowali- ramgarh zone having received demolition notices.. so better to avoid that area.... |

Almost finalised
I have kind of zeroed in on a piece of land in batheria near mukteshwar.
A small piece of land (300 sq yards) costing around 3 lacs.. Havent visited the site till now.. but the description goes like this.. There is a land along the cemented road on the hilltop in batheria. The property is on the left side of the road.. On the right side of the road is the forest.. on the left is the land and below it it the valley with a view a mountains.. there is river flowing down in the valley.. Water supply to the land is through a pump which pumps the water to the land directly from the river.. I preferred the land away from the main road (Some 50 m from road)facing directly the valley. Will keep you guys posted once all the legal formalities are over.. |

Hi all,
I am also looking for something in Kumaun (Almora, chamoli). Any idea abt the land rates? Please let me know if anyone comes around something really good. I kind of liked wat u were abt to finalize. Why didn't it worked out... |

I was also searching for a place in Himalayas and after one years search found Mukteshwar to be the right place.Found out rules. Outsiders can buy 500 sq.mtr. registered in their name for residential house.Some good offerings nearby.This facility is for some time only,may be withdrawn as many developers flooding in. This can be within 5lac budget as they told me rates range between 2-4 per nali.
