Settling in hills with low buget !!
Buying a land in hills
-------------------------------------------------------------------------------- Hi Everybody !! This is my first post . I have been doing a lot of studies about settling in hills ..........yet being close to city life and at the same time with a medium or low budget . I have tried with Nainital ; Bhimtal ; Mukteshwar ............but these area are beyond reach of middle class who has a budget constraint as several builders have creeped into these areas and sky rocketed the price . I think my research will be helpful to people like JYOTIPG with his query : http://www.indiamike.com/india/showt...4#post24 4754 and others having a desire to settle on hills but having a budget constraint ! I have found a lucrative belt in the Block by the name of SULT Knowned also by Maulekhal in Almora District ( Please find some relevent photos in the attachment ) . It is about 60 Kms away from Ramnagar railway station and on the way to Ranikhet ( through Corbet jungle road NH 121 ) . The Best location & option is Manila in Sult block where is a newly opened KMVL Guest House ( Of Uttaranchal tourism Dept )and it also has forest rest house . This place has a very bright future like Mukteshwar and the plots on roads are ranging from 100000 Per Nali ( 1 Nali = 240 sq yards ) to 2 00000 per nali . There is Water ; electricity and Telephone ! Very few people know about it and Delhites are investing in plots here . If you have a still lower budget ( say less than 50000 Rs per nali or even lesser ) you can go slightly away from road where you have to do small trekkings into small villages like Jhimar ; Jhipa ; etc . The village people here are Very Very nice ; helpful ; kind but not so financially sound . I anyone have further more data on this are can please advise . I need some more data as I am planning to but 1 nali in this area . Thanks !! |

It looks interesting. Is there inhabitation around? I was also wondering if there is any restriction on buying land here like there is in Himachal.
I would be interested and perhaps people who want to buy can research more and work collectively on this. Rohan

home in the hills
hi nagraj, jyotipg and all others who are part of this forum
i chanced upon this forum and its fantastic to read through the discussions.... like so many members on this forum, my husband and i have dreamt of doing what our really heart calls for...simple living and giving back to community. it's the hills that have beckoned us for a long time and we've been looking at places. went to mukteshwar and sonapani early this year and saw some land ranging from 1.5 to 3.5Lakhs per naali...but with the influx of buyers and big ones at that like Reliance we did not pursue those coz our idea is to be in some place less touched where we can integrate with the local community .. not a city-like place. now we're looking at other remoter locations... nagraj and jyotipg...my husband and i would like to connect with you and get more gyan abt your searches and research in the process. mail id is rv.iyer@gmail.com and if you email your contact numbers we can have a talk. we've found out that power is not a problem in most of uttaranchal. but we have not been able to completely understand legalities of purchase and other important stuff like water, building in an eco-friendly way, connecting to NGOs or local bodies so we can start to work out ideas on community work. of course much of this depends on where we finally locate something that meets all requirements, but if you all have done any research your inputs would be much valued. look forward to hearing from you! rgds the iyers |

Hi there, There is a Place called 'Jalna' 35 kms from Almora, its a very beautiful place and not many know of it.I believe land is much cheaper there than most areas in Kumaon..it's a well connected 'rural' area, one which could do with some 'social work'
