Selling a flat in Goa
Hi, I've been reading this forum and one 'other' forum about buying and selling property in Goa for the past several days and haven't seen much information that applies to my situation.
I did find a couple of threads on good websites, but I think those were more from the perspective of a buyer. I am a PIO, now living in the US. I own a flat in Goa and would like to sell it, however, I have not been to Goa (or India) for several years and have no idea on how to proceed. I'm looking for information/suggestions from those of you who have sold or are trying to sell property in Goa while living elsewhere. I'm assuming I'd have to do it through an agent and any recommendations or suggestions on how to find someone trustworthy would be appreciated as well as some idea on how to go about assessing property values (my flat is in Calangute). I am planning to go there myself in a few months (and so excited about it!!!) but I'm trying to do some legwork before I get there. Thanks! ~ deburn |

Hi DB,
Things are like this. You need to check the existing prices first. That can be checked in the registration office using the last sale executed in the same area. Dont go to to any brokers or any third parties. They tend to cheat you heavily. Deal directly with the party. Even after getting in touch with a party, check the price once again and then proceed. I will try and talk to couple of my friends there to assess your property value. Can you give more details like... 1. Built up area 2. Total Land area 3. Furnished or not 4. Water facility 5. Covered car parking or open car parking 6. Undivided share area 7. Common area size 8. Monthly maintenance charges Regards B.S.Prasad |

Hi bsprasad, thanks for the detailed reply. I've provided the answers below that I know and will get revert on the rest.
Built up area is 59 sq meters and it is furnished. What do you mean by water facility? It will be a few months before I get to goa; I'm in the US now. Any suggestions for online resources for checking prices of recent sales (great idea btw!) and to advertise my flat? Quote:

Hi bsprasad, I have some clarifications on your questions (answers included where I know them)
1. Built up area - 59 sq meters 2. Total Land area - mine is an apartment, so this does not apply, correct? 3. Furnished or not - furnished, but not sure what condition they're in. It's about 14 years old and has not been used for maybe 10 years! 4. Water facility - not sure what you mean by this 5. Covered car parking or open car parking - I need to check. Generally is a parking spot included when you buy a flat or does that vary from place to place? 6. Undivided share area - not sure what this means 7. Common area size - not sure what this means 8. Monthly maintenance charges - need to confirm. Does Rs. 2,500.00 pm sound right? There is no swimming pool and i don't think there's any security either Thanks! ~deburn |

Also suggest you try out www.magicbricks.com and www.99acres.com to get a better idea . Am tempted - flat in Goa- now that's all I need to walk away from BBay :-) .
Anyhow given that you are not very aware of how things are, it may be a while before you can sell it off - pm me please when you do. |

bsprasad, thanks for the clarifications.
The society/maintenance charges are Rs. 150.00 pm. Don't know what I was thinking when I said 2,500/month! It's a fairly small complex, about 4 or 5 buildings, and each building is 3-4 floors. I don't think there are elevators. Parking, I'm fairly sure is open car parking. I need to get back to you on 6 and 7, which will be a while, since I am not in touch with any of the neighbors. Photos I have some, and will post as soon as I can find them! Is this information sufficient to get some approx value of pricing? Flat is on the second floor. Thanks! [quote=bsprasad;851270] Quote:
