Hello

I am trying to work out wether it is cheaper to build or to buy readymade house ???????????.Any experience or idea will help.

Probably depends, in India more than anywhere, on your relationship with your builders.

It depends on whether you own the land on which the house is to be built. If you already own the land then it will work out cheaper to build a house on it. If you do not own the land then it would be better to buy a readymade house.

A small two besroom house with kitchen bathroom living room can be built for around 6-7 Lakh.

The price of land can vary between 400-1600 rupees a square meter depending on where you are!!

As a westerner expect all sorts of headaches getting a house built, like absent workmen, increase of costs etc etc. Like anywhere I suppose but in India this can get to be really problematical!!

As CH has pointed out, if you add in the cost of the headaches, it might be cheaper to purchase a ready built house. Keep in mind that it rains 6 months in a year and construction, if any, will progress at a snails pace during those months.

Goan friends are having a house much as CH describes, built in north Goa on family-owned property by a general contractor; approximately 100 square meters of living space on one floor with 2br, bath, kitchen, dining room, living room with an additional 24 meter balcony. The house is typical stone construction, on one level, with a gabled, concrete roof. The contract, at 6 lac, is basically 'turn-key' as it covers everything from site preparation to plumbing, plastering, electrical, paint and tiles: kitchen cabinet work and a roof for balcony not included and there will likely be some 'extras' for upgrading tiles or plumbing fixtures beyond a basic standard.

Using a general contractor on a fixed contract shifts most of the headaches of absent workmen, supply problems, weather, etc to the builder but it is still desireable to have somone knowledgeable about Goan construction techniques on site regularly as there are many ways that poor quality work can be hidden. (quality of stones, mixture of concrete, adequate re-bar, etc etc etc) It is not a project for the fainthearted or the unwary. Due to the current boom in construction, even finding a contractor with a solid record to undertake a small job might be difficult.

Land prices are 'all over the place' and there are serious questions regarding titles, etc -- it is a minefield that I personally wouldn't touch. Wading through the Goan property threads here on IM will give an inkling as to some aspects, but really only a native Goan that has had some experience in these matters could explain the complications properly (your cue, GC) as the old Portugese laws still have much influence in tennancy issues and the way property is handed down etc. and I understand that much of the old land records and surveys date from that period as well and might not be too accurate.

I think your prices (Rs 400 - Rs1,600) should be per square foot, not square meter, for construction costs.

Panjim - Rs 20,000/sq meter

Margao - Rs 15,000/sq meter

Mapusa - Rs 12,000/sq meter

Calangute - Rs 30,000/sq meter

Colva - Rs 20,000/sq meter

Dona Paula - Rs 30,000+ per sq meter.

For a person who is originally not from Goa, it is cheaper to buy a pre built. Building a house in Goa or for that matter any where in India is time consuming, frustrating and generally not good for your health.
