We arrived in Mumbai a few days ago and were very disappointed with our apartment in Andheri (E). It is dirty, has windows missing, ant and cockroach infestations, and no cooker. I know this is a hot country and mosquitoes are to be expected, but surely cockroaches in the fridge isn't the norm. We estimated that it is costing about 13'000inr a month.

We're wondering what sort of place we could get for say 40'000 - 70'000. We don't want anything huge, about 50 square metres. We just want something that is clean and modern like we would have in europe. Is that sort of place available for that sort of money?

I will be working in Goregaon East and would like to live reasonably close, but would much rather travel than live somewhere we didn't feel comfortable.

Thanks in advance for any advice and please excuse my ignorance. I guess you learn as you go.

You could get a decent 2BHK for that amount in Powai, try Hiranandani Gardens, Raheja Vihar, Lake Homes or Nahar Amrit Shakti.
There is a big new comlex in Goregaon, I think it is called Oberoi Garden City, looks nice from the outside.

With that budget and size required, you should surely get something in the Powai/Goregaon/Malad belt, although 'clean and modern like we have in Europe' may be a little tough.

Having said that, roach infestation and missing windows is not the norm either. I would get the landlord or whoever to fix those if I was staying there.

Thanks a lot for the information.

At the moment we are in Ashok Tower on Marol Military road.

Oberoi Garden City looks nice on the website. Apartments seem to be 40-50K for 2-3 bedrooms. We certainly don't need 3 bedrooms.

To be honest I am completely baffled by house prices. After reading a lot of threads and web sites I am still none the wiser. I don't know if the sort of thing we are looking for will be 30'000 or 130'000.

All the adds for Oberoi Garden City are about 45'000 for a 2-3BHK, 1200 sq ft. And there seem to be lots available. On this website they look like palaces. I get the feeling from reading threads on these forums that this is very much not the case.

I am afraid that there is no subsitute for legwork when it comes to looking for an apartment in Mumbai.

I would shortlist the locations I wanted to live in, checkout prices online (99acres.com or magicbricks.com or others) or through a broker (you don't pay a broker unless you take an apartment through him/her) and then visit some of the neighbourhoods/and apartments advertised before deciding.

As you probably know, most apartments are not furnished at all. Photographs on sites such as you linked to show 'sample flats' that the builders have done up to market to buyers, not for rentals.

Thanks again, capt_mahajan.

I will be working a lot but my girlfriend will be free to do some research, so she can take a look at a few places. I'll take advice from the company I work for in regards to brokers and such.

I'm feeling slightly more confidant that we will find something suitable within our price range.

benchmarks...

Just use these benchmarks,
in Andheri (E) 25k for a 2 bhk ( in a newly built apartment complex) should be the max in the range
In Powai - which is close to Marol, but more accessible to Goregaon via the JVLR, you should expect to pay about 35-40 k for a 2 bhk ( Raheja Vihar and Nahar in Chandivali would be about 35 and hiranandani about 40... I prefer Raheja.. check it out)
now any further central is vikrohli and it only gets cheaper than this...
also anywhere closer to goregaon, malad etc ( except on the malad link road) it gets cheaper....
so, you should only expect to pay a max of 40k anywhere north/central of andheri... otherwise you are getting ripped...
but south of andheri ( santa cruz, kurla, bandra) it gets progressively more expensive... in bandra 50-60k you might find slightly run down 1.5, 2 bhks...
happy house hunting... remember never settle for less... keep looking ( unless you have a deadline) and you'll definitely find the place you like..
remember in Mumbai - you've got the best house if can strip with your curtains open and not worry about anyone watching... so the higher up the better...
