Current Land Price (Freehold and Leased) in Goa

Can somebody give a good and comprehensive indication of current land price on free hold and lesse hold basis in Goa which are located on beach front, a little away front beach front and may be 10-20 minutes walk from beach.

There is no standard price. Different beaches have different prices. Generally speaking, the range is from Rs 5,000/square metre to Rs 50,000/square metre.

As your location is currently UAE, you may not be an Indian resident, in which case you need to look into the legalities. Basically non residents cannot register property ownership.

Guys,
Thanks for providing some insight into the rate. I am Indian citizen currently in UAE. Thus I guess restrictions applicable to a foreigner will not apply on my case.

Can you suggest the optimum way forward to scout for land and avoid pitfalls and traps of land sharks and dubious sellers?

It all depends on what your requirements are. Make a list of what you need and stick to it and don't get swayed by the brokers. Now is a good time to buy because prices are down and inventories high.

was also looking for the property rates are very high

minimum rates are like 8000k per sqmtr means a 3.60cr for a acre was planning to own farms there but its very costly

Not really. Agricultural land is available in Goa for Rs 450-550/square metre.

GoanCanuck, Need some inputs from you.
Can we get some 3-5 acres of agricultural land (may be with coconut trees) adjacent to the sea?
What could the prices be like? Not looking at commercial places. More for personal stay with a small income from agriculture to lead a simple life. Would it be sufficient?

The "agricultural land" adjacent to the sea that you describe will never be cheap, because the owners will firmly believe that at some point they will be able to bribe the authorities and get it converted. Also, with Goa's crazy and corrupt system that temporary, just for the season, beach huts can be put on such land and of course this is the thin end of the wedge, buildings soon follow, in defiance of the law.
As was suggested on another thread, have a look at the Maharastran or Karnatakan coasts while you still can afford them. Goa is "magic" in name only, the rest of it is a disappointing, corrupt, dirty and expensive place when you have to live there...........

Very true. Just that "magic" of Goa is what hooked me onto it. Thats why I clearly mentioned that it should be agricultural land and away from all the noise so that it could be peaceful & serene.

Been years since I have been to Goa now & should really head out there once for a break & experience how it is now.

If its coastal land, then for the tourist season it certainly will not be "peaceful & serene".

If you have not been for years , then you are in for a severe shock, my friend. People who had missed the last three years (the period of rapid decline in most peoples opinion) have left Goa in a state of shock at how bad it has become, so longer than that you will probably not recognise it?
I repeat, look at the other state's coastlines while they are still affordable. With Goa's reputation totally trashed internationally (I went into a major UK travel agent last week and enquired about Goa, to be told "don't go there Sir, its very dirty and you probably will not like it" - didnt have the heart to tell him I am sort of trying to live there at present!) the time is ripe for these neighbouring states to promote their beaches as an "unspoilt" alternative, and land prices will rise accordingly............

You are too late by about 20 years. All agricultural land near the sea has been converted to settlement and now commands a hefty price. If you are not a millionaire just forget about buying anything close to the sea.
