Beach Shack in Goa
Hi folks, i´m 27 and just been diagnosed with a bit of a heart problem so have decided to quit the job and do something more relaxing with my life! anyone know how I would go about getting a beach shack in Goa? I have a british passport but I am elegible for the PIO card!

Sorry to hear about your health problems. The last date for applications for running a beach shack for the 2006-2007 season has already passed. You have to fill the application in early October and submit it to the Tourism department but there are a lot of people who apply so the chances of getting one is not good. A lot of people who get the licence to run the beach shack tend to sublet the shack to a third party but they charge a sizeable amount for this and in my opinion it is not worth it.

Licences will be issued on 31st October. I wouldn't call running a shack relaxing, but good luck anyway.

You have to go to the Tourism department office in Panjim and get the application form. The cost of getting a licence is Rs 35,000.
Do you have experience in running a restauarnt? Running a beach shack is not easy and you will have to put in 12-14 hours a day of hard work. You will also have to be present at the shack 7 days a week and if you leave the shack in the hands of an employee and take the day off you will most probably be cheated. Rather than running a beach shack a small guesthouse is easier to operate with less headache. The value of the land will itself appreciate every year giving you an attractive return on your initial investment. The same can not be said of a beach shack where you can end up losing quite a lot of money. |

Thanks GoanCanuck ... really kind of you to take the time to help ... i have previous restaraunt experience so that won´t be a problem .. and I will be coming with a few really good friends so we will have no troubles leaving the shack unattended ... thought about the guesthouse idea but don´t think I´m really suited to it! for the 35000 .. would I get a designated shack on the beach or do I get a certain spot allocated and build my own shack with my own equipment and materials? Is there a monthly rent to be paid aswell??

The 35000 is just the license fee. You will also have to pay the owner of the land, a monthly fee or more likely the entire seasons rent in one go (landlords never lose in these agreements)
An 6 month seasonal contract will cost you anywhere between 2 lakh and 20 lakh (possibly a lot more) which is 200,000 rupees or 2000,000 rupees. In addition you will need other permits to sell and display alchohol and will be liable for local commercial taxes. Lastly it's a cut throat business which is pretty much garunteed to bring you local enemies. Profit margins are small and competition is fierce with any good idea you may come up with surely being copied up and down the beach. Others HAVE made a go of it though, perhaps you could think of a theme for your place that draws in the punters, at least that way you're not just one shack of many!! |
