I'm moving to Gurgaon in August with my girlfriend.
From looking around the web Nirvana Country looks like one of the better developments I've seen and it's certainly one we'll be checking out when we move out there. I'd be interested to know what people think of Malibu Towne which is where my new boss has suggested (primarily because of it's proximity to the office I think!) and also likely to be where they will but us up for the initial four weeks for which they will provide us with accomodation. |

Gurgaon neighborhoods and rents
My family is also considering moving to Gurgaon next summer from the US. I have 2 kids, 3 and 1. I am in Delhi now and visited Gurgaon today. Vidya, I've been following your thread and was suprised that the rents quoted here were very different from what I was told. We only saw a few places in Westend Heights, Central Park, and an independent house in DLF Phase 1. The rents were 100,000+ INR/month.
Have you settled on an area? Your requirements sounded very similar to mine (we're also from NJ!) though I really don't know where my daughter will be in school (she won't start KG for a couple of years). Does anyone have recommendations for nice neighborhoods (houses or flats) that are NOT near a lot of construction (might not be possible in Gurgaon :-), that have tree-lined streets, maybe parks close by for kids to play in? We'd like a 4 bedroom house/flat with airconditioning and all power/water back-ups. Also, is it practical to live in South Delhi and commute? How long of a commute would it be from say RK Puram or Green Park (I don't know these areas, they were recommended for being "green" and nice). Thanks for any help. We are only in Delhi for 2 more days and if we could see some other places while here, that would be great! V |

We'll be sure to add Defence Colony to our list of places to see. OK, I know I'm going to sound ignorant now, but is 1 lac = 100,000? If so, is that really how expensive these places are even in Gurgaon? Some of the quotes mentioned previously on the thread said 18k. Just wondering what the big difference is attributed to. Another question - you said 1 hour to commute home. What times are you genrally talking about in the morning and evening? Our hours may be somewhat different (later mornings, later evenings than normal?). Thanks again for your help. |

Not at all...let me take it up point by point...
100,000 is equal to 1 Lac, and while i know there are properties to be found all over Delhi at this and even beyond this range, to say its an average for Gurgaon is not correct. I know enough people living within the 15-40,000 a month range in a 3-4 BHK. Check the below link out..as a measure.. http://www.magicbricks.com/property/...t/1838235.html I leave at about 8 AM and leave office again at about 730 PM. Theres a certain time frame when the traffic is at its peak and its around the 845 - 10:15 time frame. If you have late mornings then good because it takes me the same time , infact slightly less, if i leave at 1030 than at 8 AM. What would be your ideal budget for accommodation??..and before i forget if you are in Delhi tom then try and come along for the meet-up we are having, other than it being a lot of fun it will prove to be an excellent knowledge forum for you. The company will be paying for accomodations but I don't know what their budget is. 100k sounds like it would be too much! But I'm also not sure if we would want to compromise too much on our criteria for nice residential neighborhoods and comfort. I guess I was also wondering if we were not given accurate rates by the agent today. Would you expect a 4 bed flat in Central Park (with central air) to be 150k/month? The 3 bedoom no central air was 85k/month (125k with added appliances, air, fully furnished).
Where is your meet-up tomorrow? It sounds great if the time works for us. We are staying at a hotel in Connaught Place. Thanks again ps - what does BHK stand for? |

Shanks has already pointed you towards the right thread....as such it's about 10 Km's from where you guys are towards Green Park, IIT Delhi etc...not too far at all...Shanks will also be putting his number up which u can take down and call if any probs.
Find you the budget, dont think it will be possible to move too far ahead unless you know that. Agents are notorious for quoting high rates esp with companies, but you get good guys as well...but we need to know the budget.. BHK is what shanks said but there could be lots more stuff over and above that obviously.. Quote:

Oh , just saw this...yep nowhere close.. but our meetup is starting around 630 which is pretty early... getting from there to Ghaziabad is about 40 minutes (depending on where in Ghaziabad you need to go) ...anyhoo, feel free to shoot any more questions which you may have...hope to see you tom, if not best of luck!!

Yes, I think dinne rin India is much later than in the US. We'll see if it can work out.
Meanwhile, to follow up on the rents in Gurgaon, do you think 150k/month is the real price of a 4 BHK in Central Park or Westend heights? Or are people expected to "negotiate" a lot (like in the shops!). In that case, are the brokers the one with power or the owners (in setting and changing the price)? Thanks! |

I would think that 150k is too much..like i said i know people living at various places within Gurgaon and this is really up there rent wise..but if you are not paying the rent then does it really matter?
Sure you can negotiate, it depends on you...if the broker is involved then he can negotiate on rent on behalf of you..and then you in turn can negotiate with him on his fees. Stuff like security deposit etc is open for bickering on as well, so is additions in the house etc... i have done the rent +security+brokerage I have never bypassed a broker and approached the owner directly..and i dont think i ever will..the max you will gain out of it is saving the brokerage which in the larger picture might not be enough to go behind someone's back that way.. On another note, I was wondering whether there was a preference by new graduates to work in firms based in Noida or Gurgaon or does it not matter. Is one town considered more hip to work/live for a 21-22 year old? Does this differ for people with families?

Hey,
I'm 25 and live in Gurgaon, don't know much about Noida. I can tell you that gurgoan is different from everywhere else I've lived (US, Canada, UK and Costa Rica). It seems like nightlife revolves around the malls, which have both bars and clubs. I wouldn't necessarily describe it as hip, but I've heard its the only place bars are open 24hrs (although I haven't tried it out so don't take my word for it). They main problem I've found with the area is the need to drive everywhere since public transportation is lacking. Although distances aren't far you probably won't be walking to places. I've also only been here for a couple of weeks, so my advice is purely based on first impressions. Sebastian |

Nope it does not matter , partly also because most of the big firms are based out of Delhi now. Its the distance which is a consideration for most.
I think each have over the last few years evolved their own culture and attractions. Speaking from personal experience i would never shift out of South Delhi and the crowd in Noida tends to put me a bit off... Quote:
