Thanks Vidya,
I'm just slowing trying to get more regular again on IM after almost 6 months or so.
Well if you want to move near the more populated and near all restaurants, malls, etc then there is nothing much in between sector-56 and DLF Phase IV (IMHO even shushant lok-I cannot claim any significant advantage over sec 56). You can also look at Unitech South City -I They've some good appts but they all would be expensive and I see not much difference in living conditions of sec-56 and Unitech apart from a disputable/questionable 'Posh' tag.
DLF Phase IV in my opinion is the bestlocated in terms of distance from major 'places to go' in Gurgaon and easy access to good quality home supplies stores and the real posh feel. But again they'll be higher than Sec-56 on rental and maintenance.
Thanks for the school info.

I thought all these schools picked and dropped schoolkids off in buses, so it gives more flexibility. you could look at Sushant Estate which is near Gold Souk, which has high-rises and 100% generator driven power backup (Or so I experienced, when I was visiting last month)

Winters are mild by NJ standards.

Thanks for your response!!

I was looking for a GYM in complex so it will be easier for me to workout (I won't have an excuse to not workout ) as I thought traveling 10 minutes to a GYM will pose a hurdle sometimes. But, from the rental properties there are only very few which offer the in-house facility. Vinay, since you are from Gurgaon, do you see a lot of GYMs? For e.g. in Sector 56? If yes, I might reconsider my decision and we might even land a suitable place easier than one with a GYM.

Also, a few properties say 3+1 BHK - with servant quarters. How big is it usually? We are looking for a 4BHK. But, if there is going to be an extra room, that should be sufficient as we wanted a playroom for our kids.

Thanks!!

Vidya.

Vidya,

there are many small Gyms spread across Gurgaon but I did not like either their equipments or the staff. I guess same would be the situation with the in-house GYMs.
In sector-56 you have a beutiful upcoming club from Ansal's called Club Florence which has good GYM operated by Power House (one of the earliest GYM operators in Delhi). it also has a swiming pool etc. Here is their website:http://clubflorence.com/index1.htm
Depending on where you stay in Sector-56 it can be just a walk away.
On the size of the Appts, I'd suggest to look at area in Sq feet. Many 3BHKs are built with 1500 Sq Feets, which can give you a 14 ft x 14ft bedroom. this size is the average size for Gurgaon and I would suggest you not to go for a smaller size than this. With 3+1 BHK, the 1 room is not more than a decent sized store which can be used for kids play/study room if you do not have a full time servent.
you can ask the estate agent to give you the layout drawings with dimensions. IMHO any appt less than 1400 SqFt would be too small if you want 3 Bedroom or 2 bedroom and a study/play room.
For 4 BHK I guess 1600 Sqft would be decent.

How about living in DLF IV or V? How far would it be from Heritage School? Are they close to the happening places in Gurgaon? What's the difference between Society apartments and DLF? Does anybody have a digital picture of those 2 apartments from outside?

Since my daughter will be taking a school bus, we don't have to live in Sector 56 (that close to school), provided DLF IV or V has a significant advantage over the apartments in Sec 56 in terms of amenities such as Swimming pool or Gym.

Thanks, Vidya.

DLF IV is good as mentioned earlier with appts, DLF V only if you get a good deal and its not a 30mins ride to school for your kid.

Nirvana country

What do you guys think about the new up and coming independent-type houses in Nirvana Country? How far is it from DLF Phase III and Heritage school? Is it too far away from the city center and grocery market etc.

My husband took a look at one of the 4BHK houses there and was pretty impressed. Very spacious duplex with a terrace and backyard.

Thanks, Vidya

swimming and gym will likely cost you a lot more than 1000 Rs/month, even use of a municipal pool (gym not included) would run more than that in Delhi, and Gurgaon has fewer basic options.

I think it's in South City I or II, I'm not sure. It's constructed by Unitech Builder. We will be moving in June or July. How far is South city from DLF III or Heritage? Is it too far from city center?

Best address in Gurgaon

Nirvana country known for its excellent location is one of the unique residential locations which Unitech has ever made.

About 30-40% of owners are NRIs in Nirvana. Nirvana has classy and modern housing, the green spaces are well defined, the structures well designed, and the roads, entrance, electricity poles, manicured gardens make it a township that stands out. If you look at the bird's eye view of Nirvana, it is a well planned community. It is situated near South City-2, just 2km from NH-8.Major business center such as Unitech cyber park,Unitech business park, Unitech trade center etc are within the range of 5km.
And which project in Nirvana has he seen the house ‘The Espace’ or "The Close" or ...?

Sri....from Nirvana to DLF III/City centre will be approx 9-10 kms and would take 30-40 minutes of driving during peak hours.Even from Heritage school it would be 7-8 kms. But I must add that Aspen green has really beautiful independent villas.
