Is renting a house possible
Hello I am hoping someone can advise.
We are currently exploring a job in Delhi. If we moved we would be planning to stay at least 2 years. I was wondering if it is possible to rent a small 2-3 bedroom house with a garden in Delhi and is there an approximate price range? I have read online that if you want this you need to rent a 'farm house on the outskirts of Delhi', but I have no idea what a farm house is and how far the 'outskirts' of Delhi are from South Delhi (Nehru Place). Nor is it clear if the price for a farm house is totally off the scale. I have tried to research online but am getting mixed messages from different forums. I am NOT particularly looking for estate agent details but rather just knowing if a house is feasible and ball park figures. We would be brining two energetic medium sized dogs, so apartments dont seem ideal. Any thoughts would be welcome. Thanks Thanks |

Hi and welcome.
If you are looking at the Nehru Place area you are essentially looking at colonies such as CR park , Greater Kailash 1 & 2 , East of Kailash , Kailash Colony, Kalkaji. Finding a 2-3 bedroom house will not be an issue. The garden probably will be for a few reasons.. A few of these colonies are not really very open and there are no garden to begin with. Secondly, the landlords normally saty on the ground floor and the upper floors are rented out, which by default means that the garden goes to the landlords. Areas like GK have replaced the garden with driveways given the nightmare with respect to parking there. Having said that you could always get lucky. You could find a house where the landlords are renting out the ground floor etc. You could always start looking at some other areas as well. Defence Colony, Jorbagh, Chanakyapuri are some of the most open ones in South Delhi and independent houses as well as gardens are plentiful and none of them are more than 15-20 minute drive from Nehru Place. Outskirts would now essentially mean the NCR regions...Noida, Gurgaon , Faridabad and so on. Colonies such as Vasant Vihar and Vasant Kunj were the outskirts at one point but given the development they just got absorbed. Farm houses will be on the outskirts, and will be very expensive.

Thanks for that. It is more encouraging than I expected. Can I just ask, what classifies as expensive in the delhi housing market. Prices have varied so much in the various places we have lived I wont make any assumptions. Thanks again.

Well, in general South Delhi would be considered the most expensive area. Colony to colony rates would vary additionally..

A farm house will start at 1 Lakh per month, and you will quickly find yourself looking at houses that will cost 2-3 lakh and more.
Add to that the need for full generator backup (the power situation is pittiful in the farm house areas), the need to hire sufficient guards (farm house areas can be quite isolated from the beat), and generally high maintenance costs (gardening etc.). It is also absolutely necessary to have an amount of cars equivalent to the number of adults staying, since it is pretty much the only option to easily go into town. However, if you are prepared to go through the effort and spend the cash it takes, you can find some very beautiful properties, with very large gardens, swimming pools, tennis courts etc., which can definitely be a nice retreat, especially if you work in Nehru Place ![]() Just be prepared to put a lot of energy and money into it if you go down the farm house road ![]() |

You can also explore of option to reside in areas like Safdarjung Enclave, Green Park, Hauz Khas which are also a part of South Delhi. Rents may vary. For a 2-3 Bedroom apartment i would imagine easily around 50-80 K per month in these areas.
As far as farm houses are concerned, best bets shall be either pushpanjali farms, Chattarpur, Green Avenues ( Vasant Kunj ), Sainik Farms, West end, and so on.. Prices in these areas shall vary depending upon the size of the farm house. Prices shall easily start from 1.5 Lakhs per month to around 6 Lakhs per month!!.. |

Lajpat nagar 3 and 4. All the trees and peace of Defcol, HK, GKs for 30-45k Rs p/m.
