Apartment Rental Terminology

I am apartment hunting in Delhi and finding some good leads online, hoping to start looking again this week. But, I'm a bit confused by the terminology.

2 BHK / 3 BHK (whatever). Does that mean 2 Bedrooms AND a Hall AND a kitchen? Or just 2 big rooms which can either be 1 Bedroom & 1 Hall, or 2 Bedrooms??

Builder Floor: What floor is this? Or why do they mention it in the ads? All I could find on google was that it's the floor that the builder owns & lives on, but what does that have to do with me?

What is a "set"? (As in 1 room set, 2 room set). What rooms are in it?

I have already figured out that ground floor = American first floor and first floor = American second floor.

Hi Jyoti,

2 BHK or 3 BHK means its a 2 bed room or a 3 bedroom apartment. Apart from the number of bedrooms mentioned, there would be a living cum dining room, in some cases where the apartment is very spacious there might be a separate dining room, a Pooja room and a kitchen.

A two BHK is considered spacious it is around 1200 Square feet and above 1400 sft for a 3 BHK.

Hmmm... most of the 2 BHK I'm looking at are 700 - 900 square feet. Spacious enough, tho.

As for your PM, they are in a lot of ads online & posted on campus. Some say "One and two room set available." Others have 2 BHK. Price. Location. That's all (they are short ads!).

Our house is less than 1,000 square feet, and I know people who squeeze much more than one couple into much less space than that!

... Yes, I'd seen the yahoo answers which say the "builder floor is the one owned by the builder." But how is this significant in an advertisement for an apartment for rent?

As far as I can see the answer doesn't say that a "builder floor" is a floor owned by the builder.

AFAIK a "builder floor" is the whole of a floor in a multi-storey building, which is offered for sale by the builder. I suppose purchasers of a "builder floor" may then offer it out for rental.

In Delhi Builder Floor means an independent Floor in a building.

This is done by small builders who buy a plot and make a 3 storey house, each floor is then sold as a separate unit.

In many old areas like Kamla Nagar, Rajendra Nagar, Rajouri Garden etc... old houses are being refurbished and sold as independent floors..

You may have already figured this out, but square footage estimates are highly optimistic, and seem to include common areas, elevator floors and toilet seats in the totals. I usually planned on about 25-30% under what is quoted.
