chennai real estate agents

howzit?
anyone got contact info for decent real estate agents in chennai?
looking for a 1bd on the southern edges, near the beach, ie kottivakkam, valkmi nagar, besant nagar, adyar, etc.
in school in velacheri until april, so don't want to commute too far every day. also want to be near the beach to unwind from the madness.

chennai real estate agents

anyone know of any reliable real estate agents?
looking for a one bedroom apartment on the coast,south of the city: ie east of velacheri, around thyruvanmirrur (?)
willing to pay around R7000 but pulling my hair out with the insanity of getting something.
i hear an agent demands a month's rent as a finder's fee, so if anone knows one i'd be VERY grateful...

Agents charge at least a month's rent. Then there's the ten months deposit. Etc.

No... Im not joking. Sorry!

The property market in Chennai, both buying and renting is known for its unscrupulous practitioners, rank amateurs out to make a quick buck, etc etc etc.

Best thing you can do is find a private ad in a newspaper and deal direct. But you'll still have to pay that deposit, although you might negotiate it down a bit.

Agents might even charge you a few Rs. for taking you around and showing you places. Yes and they do take a month's rent as fee.

Follow Nick's advice or try websites like www.99acres.com (and there are many such websites).

Dunno Chennai practices, but that is unusual in most cities.

Other websites are indiaproperties.com and magicbricks.com , but I would try Nick's newspaper ad suggestion first.

Be aware that rents asked over the internet are sometimes upto 20% over market rate.

Corporate Apartments

Does anyone know of any corporate apartments in Chennai? The only thing that I could find was Star City Hotels.

I thought the Star City apartments were meant for short term (ie 6 month) leases? maybe not. But for that sort of money you could easily rent a 'normal' apartment and pay a maid to service it for you.

I stayed in Star City Santhome. It's a reasonable place to stay, although cost Rs.65,000 pcm. A clean modern and comfortable place to stay. It's possible to buy wired internet access too. A restaurant down there does good food but not 24 hrs a day. I'm coming back soon so let me know what you find!

I've got a friend here in Chennai who is a real estate agent and seems reliable as far as I know. I'll PM you some contact details.

Rs 7000 might be low for a decent 1-bdrm (I assume unfurnished) in many areas of the city, but I haven't sampled the market extensively. I know enough to know I'm not going to look forward to hunting myself in a few months!

I can echo though that it definitely is normal practice of 1 month rent to the agent and 10 months deposit. Draconian and rediculous, but I've never heard any way around it. At least with a local agent you may be able to avoid the massive foreigner mark-up.

As for those looking for and paying Rs 40,000-65,000 for apartments. Wow. Different leagues altogether.

McKay - Does your friend in Chennai have appartments for rent in Chennai ranging up to RS.65,000 pcm?

As mentioned previously, the only option I have is Star City which is good. Wondering what like for like alternatives there are...
