apartment on the south side of Chennai

I'm helping some friends find an apartment on the south side of Chennai. Their budget is 25-30,000 Rs. They only want a small apartment, one or maybe two bedrooms, but would like a western-style kitchen and AC. Is this within this monetary range? The lease would be for 2 years.

Budget is good, but hurry! It might not be next week!

Rental prices are getting frightening.

Nick: what do u mean by "frightening". Are prices going lower or higher?
thanks for clarifying. Any color on your comments will be helpful. I have 1600 sq ft apt in Anna Nagar to rent. It's about 2 yrs old. What do you think I can ask for rent in this market? (it's an unfurnished 3 BR apt).

2005, I rented an old-but-nice 2-bed, hall, dining, kitchen, store/puja (big enough for a child bedroom), separate toilet/shower, but none attached for 6,000. The current tenants are paying 8,000; my property-agent friend says it could now fetch 12,000. A 3-bed brand-new upper-part-of-house in the same street is fetching 27,000.
