advice on rent and area in chennai

Hi,

I am coming to chennai within few days as a office transfer for work. My office would be at SEZ
Unit, 200 Feet Road,Thoripakkam – Pallavaram Ring Road
Can somebody pls help me know what is the best good residential colony nearest to this place and what would be a approx rent for a 1 BHK house. Also what kind of budget should I plan for a furnished house.

To give some details. My budget is approx 10,000 Rs/month. If the place can be very near to my office'it would be great help. If there are some good mall/market and' PUb etc' it would be bonus

any guidence would be highly valuable

Pallavaram is out of the city, just down the road from the airport, in fact --- as you are probably well aware, of course.

Getting a good answer depends on someone passing by this thread who knows, or preferably, has experience of property in that part.

I have no idea about that area, I'm afraid --- but I'd try not to be too close to the flight path!

Thanks Nick for replying. I have found out about the area from Delhi and I am told places like Adyar and Besant nagar would be near to this and good residential places.

Do you feel one can get good 1BHK within 10K there ?

Am assuming your office is at Chennai-One building. In this case Adyar and Besent Nagar are good options. Just that rent wise these are the most expensive areas to stay in Chennai. 10K would get you a sharing accommodation with office colleagues. Your office will be about 15 KMS from these places. The road is good and well connected with bus and other shared transportation. Still would be better if you manage a two wheeler.
For 1BHK in 10K range try Perungudi, Thiruvanmiyur, Pallikaranai which are further outside the Metro but will be close to your office. PG accommodation on sharing basis will be around 3k and individual rooms with AC will be about 6k. You will have option of food at PG itself by paying around 1k at most of the places. Am staying at a PG and is perfectly good.
To search for places use any of the classifieds sites; Sulekha is a good option for Chennai.

Thanks drsacha for the detailed reply.

Can you let me know what should be my minimum budget to get a good 1BHK in Besant nagar. I am not very keen for guest house etc as some time my mother visit me on few weeks visit etc.

are Perungudi, Thiruvanmiyur, Pallikaranai etc also sea side colony? I want to be near to sea and office in a good clean residential colony... will expanding my budget a little help?

Thiruvanmiyur is just to the South of Adyar, and many of its streets will be just as nice as Besant Nagar, but it should be less expensive.

Perungudi is more inland, maybe 3-5 km from the sea, on the Old Mahabalipuram Road; it is not a posh area, it is a big mixture of modern offices and small streets. It is outside Chennai corporation, and I have heard of major problems with water and sewage there. the "OMR", at least outside of the worst office travel hours, is a wonderful route in and out of the city.

There is a lack of good main routes from places South of Adyar across the East, without heading to the North first, and going via Guindy and Kathipara. There is a new, huge flyover system at Kathipara junction (where the Airport/Pallavaram/Tambaram/NH45 road meets the beginning of Anna Salai and 100-ft Road) which has eased the traffic situation there; I doubt that you will see this on online maps, Google Earth, etc for a while.

Pallikaranai --- probably better situated for Pallavaram, as you can drive across to NH45 from there. A little distance from the sea, it is a lake/marshland area. Sadly, parts of it are used as landfill for garbage, rubbish is often burned there (despite court orders to stop it), and you should proceed with great care before picking a place to live there.

Up to a couple of years ago, 10,000 would have been more than enough for a nice place in Chennai. Following land prices, rentals then shot up; now the wind has gone from the sails/sales of the real estate market: maybe you can get bargains again? I don't keep tabs on the details..

Google Earth and Wikipedia: both good for getting your bearings. Google Maps has central Chennai covered; MapMyIndia covers more outlying places.

Nick thanks for helping me out. Lot of people suggested I take a house in Velacherry .. Is that place near to my office Thoripakkam and beach? Are there lots of North indian population? also is this good colony? upper middle class? how much a 1 and 2 BHK cost me here..

I really appreciate the time u take out to answer

For distances, suggest you check Google Earth or Wikimapia.

Velacherry has some very nice property, but also is known for flood problems

Thanks Nick for the quick reply. I surf this site on my mobile phone so searching google earth would be problem.. may be a pproximate idea will help.

Today I shortlisted a house in Perungudi . the house was walled and the owner is shifting to some other city in few days. this was around 1000 sq ft house with 3 bed room although I only need 2BR...

He was ready to give his one bed.. two AC... Gygers and one sofa set along with round table like smal dinning table..
He asked for 18K... I told him 14 K.. since house looked in good condition. He also told me that the place has chief ministors son visiting as he owns one house thre.. and had almost nil power cut and 24 hr water supply...

He was also asking for 10 month rent in advance..

do u think the above could be true for Parugudi area? Is there actually no water and electric problem? do u feel above seems good deal? is that area prone to Flood etc?

I know I am daily sending one clarification request and I am sorry to bother.. but I thought this Is the most genuine place to get proper opinion

Hi, no bother at all, but I'm afraid I cannot advise much on rentals. It is not so long since 14K would have got you a superb place in central Chennai!

I live fairly close to Perungudi. I would doubt that there is no electricity problem. Things are OK just now, but we were having daily 2-hr cuts for a while. If you like the place, go for it; I would prefer to live somewhere a little posher [than I do!]. Cleaner air and less rubbish are a couple of reasons for that.

I feel thats too costly. For this much you'll get in adyar, besant nagar. Though it'll not be as close to your office as perungudi. You can get probably a semi-furnished accomodation for this much amount in gadhi nagar/besant nagar which are pretty much comparable to Def colony/GK in delhi. Gandhi nagar wouldn't be near to Beach (10 mins drive in bike). besant nagar would be closer to beach but for this amount you'll not get just besides the beach.

And there is only one hour scheduled power cut in Gandhi nagar usually in afternoon when most of the Junta is in office. No idea about Besant nagar thou.

actually the parugudi apartmnt is at Citres Grove apartment. Do u feel my 14 K offer is also costly?

Also today I saw another new building with various new houses in Thrivanmayur near RTO... 830 sq ft for around 12K INR.. the house will come with fan and one gysers apart from Normal lights. It was at Rajaji Extn, IABEA nagar..

do u feel that's right price? if not what should it be considering its little 5 mint drive to main road TrivanMayur but the house was really well tile floor and brand new... in brand new building.. can Trvanmayur be considered Posh enought? etc.

If I have to choose between two . the first I mentioned earlier in 14 K with furnished things and this in 12 K in thrivanmayur .. good house but no furnishing.. which one u feel I should go for?

Since perungudi guy gives you Two A/Cs and you are coming in summers and rent difference is is only 2000rs i would rather go for perungudi one. And since you have an extra room , you can maybe further share the extra room with someone if you are bachelor thus proving economical for you too.. Road near Tiruvanmiyur Bus depot tends to get Jammed up in mornings a evening, and can cause you delays sometimes. So my option would be to go for perungudi one. But still i find 14k too costly for Perungudi area. You can most probably get a furnished apartment in Kottur gardens also for that much amount!

12k for 830 sq ft house in tiruvanmiyur house is also high. Ppl tend to inflate rent in these areas (generel conception of IT guys can/will pay high. 12k would have been good for 1000 to 1100 sq ft house. As per what information i have Rents for unfurnished houses in Tiruvanmiyur should typically range between 9 to 11rs per sq ft. Again tiruvanmiyur area near beach (kottivakkam to be more precise) is really posh, if you get there then its o.k. I don't know exactly where is IABAE nagar, so i can't comment. My observation is for Tiruvanmiyur in general!

Ok just a few questions to help you out by understanding better!

Are you moving in for long term or short term?

would you like to stay in gandhi nagar? i can enquire in my area! i am not sure but there may be a house in my partment which may be free, but mostly may be unfurnished, not sure have to check with security guard!
