Hi Whynot222,

Sorry, I realised that you can't send messages yet, because you do not have enough posts.

The place will also be available after July, most probably.
It is just that volunteers from the organisation have priority, but it doesn't seem likely that we are full after July.

So you only want to stay from July onwards? The place is available from next week onwards, and we are looking for people to cover the rent, so you are most welcome to stay there from June onwards.

Looking for roommates/apartments in Besant Nagar/Adyar or nearby

Hi all,

I'm a female American who has been here for about a year, and am relocating to southern Chennai (my office is moving to IIT). I am looking for roommates and/or apartments in Besant Nagar, Adyar, or a nearby area (I'm not opposed to living north of the river, either). My only constraint is that I have a pet dog, so the flat and roommates need to be dog-friendly Looking to move in around July - please let me know if anyone has space or is looking to house hunt in that area!

Me and my husband arrive in Chennai on the 21st of June for a long period (at least 1 year) and now trying to find out about apartment rent in Chennai, Thiruvanmiyur.
We intend to rent 2 BR flat around Kalakshetra colony. I looked over classifieds.sulekha.com and have some questions.

1. I have the impression that simple unfurnished accommodation could be available from 10 000 - 15 000 rupee. Is the price real or I should add/subtract anything? What is the fair rent for an unfurnished accommodation around Kalakshetra on the average?
2. Are all rent flats are unfurnished where it's not specially mentioned?
3. Is air conditioner availability supposed by default?
4. How do matters stand with the broadband internet access? Is it possible to dig up a flat with good internet access for $200-350?
5. Could the ground floor give us any 'surprises' during monsoon season?
6. How long does it usually take to find a decent accommodation?
7. Probably someone could recommend us a place where to stay before we find an appropriate accommodation (a hotel, a guesthouse or anything else nearby Kalakshetra).

I would be grateful for any reply

2 BR in K. Colony

There are very few 2 BR in the colony (most are 3).

I just got a 2 BR unfurnished about 150 meters from the beach for 20,000. It is high enough to get a stiff wind and great light in 3 directions. Only 1 room has a noisy AC. Each apt. is different as to AC. Apt. maintenance is only 1,000/mo., and it shows.

Get all the electrical outlets/switches checked out. Today my maid got shocked and a switch burned out and blew a fuse--salt water humidity rusts everything in this area--screws, bicycles, etc., etc.

Annjapar (Sp?) just opened a hotel (and the restaurant is VERY good, too) near Spencers at the main intersection--the single room price was 1800 Rs. Estell (sp?) is also nearby in Adyar.

Kalakshetra did not flood during last year's monsoon season, altho my old apt. (2 blocks away) building basement (which was below street level) did, prob'y due to bad design. We had an alternative way in so stayed dry.

I looked at 2-3 places one day, the next day opened the Yellow Pages (free for advertisers, comes out 2x/week), called the landlord's number, saw it and took it. It's all a matter of timing, I suppose.

Hi ,

Rocky has already answered the question about the apt rentals. You can also check out www.magicbricks.com , www.99acres.com and also the Saturday Property Plus, Classifieds that appear in the Hindu News Paper. Most of the landlords usually advertise directly on the classifieds and all you need to do is grab the paper on a saturday morning around 6.30/ 7 AM and start the house hunt by 8.30 as the good properties are grabbed before 10 AM. This way, you dont have to pay any agents commission. You can finalise a property within 10 days max ( including two weekends )

Aircondtioners dont usually come with smaller apartments. The landlords provide them only for high end apartments. If there is an AC, then one should consider themselves lucky. There are rental ACs also available for as little as 1000 INR ( 20 USD ) per month or you can buy a second hand AC, as you are going to stay only for a year.

There are a few guest houses / short stay accommodation available. Let me check and revert to you. it might cost about 1200 to 1500 per day. is that budget okay with you as it is only a two week stay max.

Rockyp44, thanks for telling about switches. It is not immediately obvious that electrical switches could short-circuit.

Raghu, if you have short stay accommodation in view, could you please tell me if it's necessary to make a reservation?
Because as far as I know ICCR is going to meet us at the airport and give some help on arrival (for 1 day, I think). But I'm not sure about this because the plain arrives on weekends (Sunday)
So just to be on the safe side we'd like to have an alternative option I suppose we'll avail ourself of your offer. The budget 1200-1500 is possible but 1200 is much better

Less than a year contract?

I think it will be pretty hard to find a landlord who will sign a contract for less than a year. They don't want to be bothered with looking for tenants often. My contract is 6 mos. w/option to extend, which is very unusual.

Raghu may know of guest houses that will give a lower price on "long-term" stays.

... I thought 11-months-renewable was the norm, due to the fact that landlords think (I have no idea whether it is true or not; Raghu probably knows?) that a lease of one year or more gives the tenants rights and makes them harder to evict if the landlord wants to.

You may drop a note to the following mail id thiruvanmiyur2003@yahoo.com This place is in thiruvanmayur and on the first floor of an independent house. I guess the rental per day is 1200 per day. You may write to the landlord directly and check the availability. they might also forward you photos of the place on request.

I guess this would suit your requirement. As you would be staying in chennai for a year, hope to catch up with you guys sometime. Please buzz me for any assistance you may need.

Dear Nick,

Absolutely, you are right. 11 Months is the usual norm. However due to the inflow of foreigners on the rise especially for short stay, landlords in some residential areas like Kalashetra colony, Beasant nagar have kept their options flexible so that they cater to the prevailing needs. Demand is certainly going up and its becoming difficult to source a decent accommodation for 15 or 20 k. The high budget properties are plenty and infact the rentals have come down quite a bit.
