While you wait for a reply vivek, scroll to the bottom of this page and you will find some related threads for Nagin Lake Houseboats. I shall change your title slightly and maybe Dal lake ones might come up there too.

After editting your title I see no, only for Nagin Lake!

in sept its very thin tourist crowd so both the lakes are good to stay, if you want 2 be near city than dal lake or if you wana stay away from city than nagin is the choice which is much cleaner

Your itinerary seems to be quite good..
Wangnoo houseboats is a good option on nageen lake- they have a site and it will be more or less in your budget.
But it's always better to search for your HB once you reach there.

Vivek - I may be wrong, but from what I've heard from some Kashmiri folks in Delhi, there is a huge drop in tourism and people wanting houseboats. I think you could do as Ashwinnaager suggests - just choose your boat when you are there. You will be in a good bargaining position to get a decent boat at a good price on the spot I should think. And you are there to check out them out as to condition, cleanliness etc.

Hi Vivek,
I have not yet finalised the hotel in Pahalgam, but I will decide between Hotel Himalaya House, Lidder Palace and Alpine Inn(this one is costly but hope to get some offseason discount)and in Srinagar I am thinking of Hotel Ishfan. I am also going with my wife and will be reaching Srinagar on 24 Sep. What are your thoughts about hotels in Srinagar and Pahalgam

Prasaraj, Ishfaq is a employ of Hotel Lidder Palace & he is younger brother of Manager Mr. Shameem. it seems Lidder palace is nice budget hotel with river location. About Hotel ishfan, it sounds intresting coz i hv found this name on many sites/reviews with possitive ranking. i hv already spoken with both managers. have you talked with mentioned hotels???? what tariff they hv offerd you??? what about alpine inn???
