Following is the basic guidelines for buying land in Himachal:

For Bonafide Himachalis who are already agriculturists.

They can buy and sell their agricultural land anywhere in the state except buying land in tribal district of Kinnaur and Lahul Spiti.

For Bonafide Himachalis who are NON agriculturists

They can buy land only after getting permission from the concerned Deputy Commissioner of that area.

For Non-Himachalils

They cannot buy any sort of land whether for housing or agriculture but can buy buy flats/apartments from a registered builder with the nodal agency in Himachal called HIMUDA. HIMUDA also runs housing projects in Himachal Pradesh. Non Himachalis can buy land for industrial purpose in the designated industry belt in Himachal, details to which can be found from HP State Industrial Development Corporation.

I understand the issue but I am not a builder and always dream't of having a piece of land near Shimla and build a small cottage for my summer vacation.. How difficult is it to own one there. Cheers.

hi folks,
i too am from himachal pradesh precisely dalhousie and i jst don't see the fuss everyone's made up here, firstly in my experience i don't think anyone who want to have a holiday home and enjoy the beauty of our state should be discouraged, as everyone wants a piece of heaven, and people here are pretty welcoming so i'd atleast like to keep that attitude up, secondly if you are in construction you would know it ain't that easy constructing in hills, so making a concrete jungle is nearly impossible yes, a few places are plains in every sence and just himachal on paper can't say anything about them but as far as proper holiday homes are concidered where on could open their eyes to beautiful views and hear sound of waterfall every few minutes of walk, are always welcome,i suppose we gotta be a little less insecure, i for one i am, so all of u are welcome to have a time of your life
