Indians buying property in Goa

I am a Goan native, born and brought up in Mumbai and am looking out for buying some property in Goa. Looking for an old portuguese villa, with some orchard land as well. Will be willing to spend on refurbishing the place.

I went through plenty of sites and am wondering if this is the right time to buy , considering property prices are facing heavy correction in cities like Bombay and other places. Would it be prudent to wait for some more time or go ahead and make the purchase as soon as possible.

Of all the sites, I had a look at, the ones most impressive were -

Some questions for people who must have gone through this buying process -

1) Any feedback on homesgoa.com how reasonable are the prices they are quoting ?

2) Any resident India here invested in Acron India properties ?

3) The difference between orchard land and settlement zone land ? Is it not possible to build a residential premises even for one's personal use on an orchard land ?

4) Is there a price difference between orchard and settlement zone
rates ?

Hi Rishi,

This NRI family are currently investing in property with Acron. We have found them to be very efficient and we`ve had no problems with them at all. Our property is scheduled for completion next April.

Thanks Jenny,

I am looking at Acron as well as they seem to be one of the best developers in Goa. Will be waiting for their 2BHK off plan offer before investing.

Another UK based site, I am looking at is http://www.goandream.com/

But was wondering, how properly priced are the properties on this site. Has anyone bought from them and can provide any feedback ?

Property rates in Goa seem to be zooming northwards even when FN's are not buying in this market.

I am looking at some Acron properties coming up for resale in some classifieds and using the developer's name seems to fetch a better price.

We chose Acron for the quality of the apartments, the landscaping and layout of the sites that we visited prior to making a decision.
They have also been excellent in all our dealings with them, so far at any rate, we have had no problems.

The price is dependent on the location. Areas closer to the beach are about Rs10,000/square metre to Rs 15,0000/square metre for a plot of land. For apartments in the beach areas the prices vary from Rs 25 lakhs- Rs 35 lakhs for a one bedroom flat. A detached house in the beach area will cost you Rs 3 crores or more.
