Question Gao Land Prices

Hello,

Lot of people here seem to be familiar with Goa. I had a question about land prices in Goa. How much does it cost for square meter of land say 5-10 mins from the beach in North Goa ? How much does it cost if its right on the beach ? The question is about residential land with no construction on it.

Truth, for a plot of say 500-1000 sq m, on or near the beach, you can expect to pay anywhere from Rs 5,000/m in prime areas say Sinquerim or Candolim, to maybe Rs 1,500 - 2,000 in Anjuna or Morjim if you are lucky

The usual disclaimers about buyer beware, problematic land titles, and the difficulties (not insurmountable) of buying here as a foreigner apply, of course...DIY from a distance is not recommended.

The prices quoted for Anjuana/Morjim are on the beach prices I assume. What if the plot is say 10 min *drive* from Anjuna Beach ?

Truth, sorry but i haven't dealt much with prices 'inland', so don't have an answer but doubt that prices would be much below Rs 1,000 even if its inland

By the way,you can't build within 500metres of the high water line.

Thanks Vinod. Yeah i was quoted around 1200 Rs per sq mt for inland (but few minutes drive from Anjuna Beach) by one of the estate agents in Goa.

In 1991 the Suplreme Court passed a judgement, for environemental reasons, that makes it illegal to build permanent structures within 500 mts of the High TIde Line (HTL). Some concessions, which allow construction between 200-500mts from the HTL, are made for establishments that will earn foreign exchange. These regulation applies all over India -- not just for Goa. Here is one story about how illegal constructions are being demolished in Goa.

I hear that properties that are completely within the 500mts zone, are actually less expensive due to these restrictions. Also, that are very few properties left in North Goa.

I am interested in purchasing too. If anyone finds property that is too large/expensive, I'll be willing to split it with them.
