beachfront properties in baga/ calangute/ candolim

hi,

i am travelling to goa in september and looking for some nice low to mid-range beach-front properties in baga/ calangute/ candolim. would prefer to stay in family run or small guest houses rather than hotels. i have stayed in cavala before; just wish it was beach-front!

has anyone here stayed at coco banana in calangute or dmellos in candolim? if yes, how would you rate them?

I may be wrong, but I don't think hotels/houses are allowed on the beach front.

I know a great family run place in-between Calangute and Candolim (Little Italy) that would charge you a little over Rs1000 a night (taxes included), it's a 5 minute walk from the beach (a back-lane & footpath route avoiding any touts to an area of beach that saw hardly any tourists in early November), it has a large room with a double bed, tv and loads of room, then a big kitchen with a fridge, kettle and cooker, and large bathroom with hot shower, sink and western toilet, we stayed on the ground floor and had access directly onto their absolutely gorgeous gardens, the upstairs rooms had a large balcony (we had a porch with table and chairs), there were 2 of us with a baby, and the place was big enough for us.

The place doesn't have air con or a swimming pool, the family are extremely friendly, but they offer no meals, they will give good advice on places to eat though, but there's a big chance that they have no availability.

The place is called Mantheven Homes, it is located between Calangute and Candolim, there is a turning going towards the beach called Holiday Street, go down this street and take the next left turning and follow the road to the right, then to the left, you will see a restaurant called Little Italy Restaurant, Mantheven Homes is right next to the restaurant, and only a 1 minute walk from Holiday Street, and a 2 minute walk from the Calangute-Candolim road.

I regularly stay at this guest houses during my business visits to Goa. The Calangute beach is just two mins. walk from here. They are near hotel Goan heritage.

I think 1,000 a night in September is quite expensive for the accommodation near to Little Italy with no AC or swimming pool. I live quite near to there in a nice complex with these facilities and owners charge that a night for stays in November not September.

I'm sure there are other places close by that offer equally good value for money, maybe some offer better VFM, but this place was perfect for us.

We paid Rs1000 a night for November, all taxes were included in that price, a swimming pool would have meant a bigger, less personal place, and no AC was one of my requirements, I still think a good fan offers better temperature control and lessens the difference in temperature when you leave your room, I did not want a 7-month old baby going into and out of air-con for 2 weeks, I feel sure it would have made her uncomfortable, if not ill.

I would have paid more than the Rs1000 (I'd budgeted for Rs2000), the room sizes made all the difference to me, 2 adults and a baby need a lot of room, and we felt very comfortable in Mantheven Homes.

Its screwed with wall to wall taxis so my friends tell me.All of them are complaining there are not many tourists here.

Calangute/Baga is almost ruined and beyond repair i feel,i went there first 9 years ago and fell in love with the place and Goa as a whole and made it a point to visit as many times as possible and every year it just gets worse!
