Problems Buying Land in Bangalore

I'm looking for some information about foreign companies buying land in Bangalore. From what I've heard, it's almost impossible to get a clean title without going through with bribes and payoffs to officials, or even the local mob. Does anyone know of stories where foreign company that has had problems with land acquisition and had to use someone like Jaya Karnataka to settle the dispute?

There is no official that can give you clean title, however much you bribe them.

You can register (with or without baksheesh) land in your name. You can get a little scrap of paper called (here in TN) patta, which is the best possible official recognition of your ownership of that land.

None of this stops you being taken to court in the future by someone claiming that they own the land.

That's land in India --- before one either starts on foreign-company stuff.

Jaya Karnataka

I've heard that the group "Jaya Karnataka" run by former underworld don Muttappa Rai can make sure that no disputes arise in your land deal. Any truth to this?

Land with clean titles are available in India. Usually, it is only when agricultural land is "rezoned" when titles become a problem. as the original owners (farmers) usually have not documents.

Other than the court of law, no other body has any authority to settle disputes in India.

It is true that some districts are a lot better organised than others, with computerised ownership records. In the less-organised (Errr... like Chennai) You get a heap of documents, and you and your attorney make a best guess as to how genuine they are.

Then you register your purchase, pay your stamp duty --- and you have a clean title.

...Until someone comes along to say otherwise.

Even if their claim is absurd, you can end up in court, and, while your land is the subject of the case, you cannot sell or, if the other party has taken possession of it, get them off the land, until the case is decided.

That's the formal side. You may also be facing threats of violence. Or you may be the one seaking of the help of other 'bodies' rather than the court.

WTF am I doing with my capital invested in land here? Well... it's also true that some people get mugged, even that, in some places in the world, it happens regularly --- but we still go out on the street.

Yeah, I guess the old adage still counts: Laws are made and broken by the authorities. But there are law offices that can handle most property issues in Bangalore. Unfortunately they cannot bend one law: property ownership is only for Indian citizens and NRI.

If you launch an enterprise in India and invest in the country's economy it is something totally different...

NRI is Indian Citizen, ie has Indian passport. But you can also add pio and resident foreigner to the list. Discussed to death elsewhere on the forum, so don't let's open it up again in this thread: newcomers who happen to come across this reference first can, please, go search for the copious posts elsewhere
